Interior Basement Waterproofing
Stop water from inside the basement with no excavation and no torn-up landscaping. Interior systems installed across the GTA year round.
When water shows up inside your basement, digging up the yard is not the only answer. Interior waterproofing controls water from inside the house: it intercepts moisture at the wall, collects it and moves it away before it can damage floors, framing or finishes.
TCR Pro has installed interior basement waterproofing across Toronto and the GTA since 1998. It is the practical choice for most finished neighbourhoods, and because the work happens indoors, we install it year round.

How an interior waterproofing system works
- Crack repair first. Leaking foundation cracks are injected and sealed at the source.
- Sealed membrane. A waterproof membrane on the interior wall stops moisture from reaching your living space.
- Drainage at the base. Water is collected where the wall meets the floor and directed to the drain tile or sump pit instead of across your slab.
- Moisture control. Vapour is managed so the finished basement stays dry, not just less wet.
The result is a wall that can get wet on the outside while the inside of your basement stays dry and usable.
When interior waterproofing is the right call
Interior systems make sense when excavation is impossible or wasteful: additions, decks, interlock driveways or a neighbour’s wall sitting right where the digging would happen. They also install in winter, when exterior work waits for the ground to thaw.
Cost matters too. With no excavation and no landscape restoration, interior work usually comes in well below exterior waterproofing for the same wall.
If your foundation wall itself is deteriorating, or the grading around the house actively pushes water at it, exterior work may serve you better. Our main basement waterproofing page compares both approaches, and our inspection will tell you which one your house actually needs.
Cold cellar waterproofing with Sani-Tred
Cold rooms and cold cellars under the front porch leak in a huge share of GTA homes. They sit outside the heated envelope, collect condensation, and take water through the porch slab above and the walls around them.
We waterproof cold cellars with Sani-Tred, a liquid-applied waterproofing system that bonds to the concrete and stays permanently flexible. It seals walls and ceilings in one continuous coat, with no seams to fail. The same system protects the balconies we waterproof across the GTA.
What it costs
Interior waterproofing is priced by the length of wall involved, the condition of the slab and how the water needs to be routed. A single injected crack is a small job. A full perimeter system is bigger, but still avoids the cost of excavation.
Send photos of the wet area and we will give you a free estimate, confirmed on site before work begins.
Waterproof before you finish the basement
The most expensive place to discover a leak is behind a finished wall. Drywall, insulation and flooring hide the early signs, soak up the moisture and turn a small repair into a renovation claim.
If you are planning to finish or renovate a basement, an interior waterproofing system installed first is cheap insurance for everything built on top of it. The membrane and drainage sit behind the finished wall and do their work invisibly for decades.
We inspect before you build, deal with any cracks or damp walls while they are still easy to reach, and leave you a dry shell worth investing in.
Why TCR Pro
Repair-first since 1998. We do not sell every customer the same package: we trace the leak, fix the entry point and install only the interior waterproofing your house needs. In most cases no permits or drawings are needed, and you deal with our own crews from inspection to cleanup.
Frequently asked questions
It controls it permanently. Water that reaches the wall is intercepted by a sealed membrane and drainage channel and directed away before it can touch your floor or finishes. For isolated cracks we also inject the crack itself, so the entry point is closed at the source.
Usually yes, because there is no excavation, no landscaping restoration and less labour. It is also the practical choice in winter or where decks, additions or a neighbouring wall make digging impossible. We price each job after an inspection, and the estimate is free.
Yes. Cold rooms under the front porch are one of the most common leak sources we see in GTA homes. We waterproof them with Sani-Tred, a liquid-applied membrane that stays permanently flexible on concrete walls and ceilings.
Most interior waterproofing jobs are measured in days. Crack injections can often be done in a single visit. You get a realistic timeline with your estimate, not a guess.
