Repair or replace: an honest answer
Replacement makes sense when a slab has failed structurally through its full depth or the ground under it has given way. That is rarer than the industry suggests.
Most damaged concrete has a sound core with a failing surface. Cracks can be repaired at full depth, spalls rebuilt, low spots levelled and the whole surface renewed with an overlay. You save the demolition, the disposal, the new pour and usually the paperwork.
When a slab genuinely cannot be saved, we say so. As concrete contractors who only do repair, we have no incentive to stretch the truth in either direction.
How a concrete repair goes
- Assessment. We inspect the damage and what caused it, from drainage to salt exposure.
- Preparation. Grinding, cleaning and removal of failed material, old coatings or glue.
- Repair. Cracks filled at depth, surfaces rebuilt, slopes corrected.
- Finish. From a clean matching surface to a full decorative overlay.
- Protection. Sealers that defend the repair against salt and freeze-thaw.
Finishes that make old concrete look new
Repair does not have to mean visible patches. With more than 120 decorative finishes, from California knockdown to Graniflex flake systems and metallic floors, a repaired slab can leave looking better than it did new. Resurfacing and overlay options are covered in depth on their own pages.
Ontario weather is the real opponent
Most concrete damage in the GTA is not age, it is water and winter. Moisture soaks into the surface, freezes, and expands, prying the concrete apart from inside. De-icing salt keeps surfaces wet longer and adds chemical attack on top.
That cycle is why small damage grows on a schedule. A hairline crack in September is a wide crack by April, because every freeze worked on it all winter.
It is also why timing matters. Repairs done in warm weather go into winter sealed and protected; damage left open goes into winter as an invitation. If a surface is bothering you in summer, that is the cheap moment to fix it.

Repair is almost always significantly cheaper. Replacement means demolition, disposal, new concrete and often drawings and permits, while repair works with the sound concrete you already have. We will tell you honestly if a slab is beyond saving, but most of what we see can be repaired.

Most residential repairs take a day or two, including surface preparation. Larger resurfacing projects and commercial floors take longer, and coatings need cure time before traffic. Your estimate includes a realistic schedule.
