Balcony concrete repair
Repair comes first, always. We fix cracks at depth, rebuild spalled and missing concrete and restore the original shape of the slab using industrial-grade materials and reinforcement where needed.
Slope corrections matter more on balconies than almost anywhere else: the surface must shed water to the drainage edge, not pool it against the door. We also remove old tiles, glue and failed coatings that trap moisture against the slab, and seal the slab edges where leaks like to start.
Balcony waterproofing with Sani-Tred
For the waterproofing layer we install Sani-Tred, a liquid-applied system that penetrates and bonds to the concrete, then cures into a seamless membrane that stays permanently flexible.
That flexibility is the whole argument. A balcony slab expands, contracts and vibrates, and rigid coatings eventually crack with it. Sani-Tred moves with the slab and keeps the seal, season after season, with no seams or overlaps to fail.
Cold rooms and cold cellars
The same system solves another GTA classic: the leaky cold room under the porch. Cold cellars take water through the slab above and the walls around them, and condensation does the rest.
We waterproof cold rooms with Sani-Tred across walls and ceiling in one continuous application. The result is a dry, usable cold cellar instead of a damp space you avoid, and it pairs naturally with porch and balcony work above.
Finished, not just sealed
Waterproofing does not have to look industrial. Decorative finishes install directly over the membrane, including Graniflex, our crack-resistant flake system with the look of granite, and the California knockdown texture. Your balcony ends the project protected and better looking than it started.
Signs your balcony needs attention
Balconies telegraph their problems early. Look for flaking or bubbling coatings, cracks in the walking surface, spalled patches where concrete has popped loose, and rust staining bleeding through, which means moisture is reaching steel inside the slab.
Water damage on the ceiling or wall below the balcony is a later-stage sign that the slab is passing water through. Puddles that linger after rain point to slope problems that keep the surface wet and feed the cycle.
The earlier the call, the smaller the repair. A balcony resealed at the flaking-coating stage is a modest project; a slab repaired after years of saturation is a bigger one. Photos are enough for a first assessment.
