Basement Waterproofing & Leaky Basement Repair

Stop leaks at the source. Interior and exterior basement waterproofing across the GTA from a repair-first crew working since 1998.

A wet basement never fixes itself. Water works in through foundation cracks, tie holes, porous concrete and the joint where the wall meets the floor, and every heavy rain makes it a little worse. Left alone, a leaky basement means mould, ruined finishes and living space you cannot use.

TCR Pro has been repairing concrete and waterproofing basements across Toronto and the GTA since 1998. We find the actual entry point, fix it, and back the work with a written workmanship warranty. Because we repair the foundation you have instead of rebuilding it, in most cases no permits or drawings are needed.

Interior vs exterior basement waterproofing

There are two ways to keep a basement dry. Exterior waterproofing stops water before it reaches the foundation wall: we excavate, repair the wall and apply a waterproof membrane with proper drainage. Interior waterproofing controls water from inside the basement with sealed membranes and drainage, with no digging in your yard.

Neither method wins in every house. Exterior work protects the structure itself and suits homes with grading or landscaping problems. Interior systems cost less, install faster and can go in year round, which matters through a GTA winter.

We cover both approaches in depth on our dedicated interior and exterior waterproofing pages. The right answer for your house comes from an inspection, not a sales script.

How we fix a leaky basement, step by step

  • Inspection. We trace where water actually enters, not just where it shows up.
  • Crack repair. Foundation cracks get proper injection or structural patching, not a smear of hydraulic cement.
  • Membrane. We install crack-resistant waterproofing membranes matched to the wall and the water load.
  • Drainage. Water is directed away from the foundation so pressure never builds against the wall again.
  • Cleanup and walkthrough. You see exactly what was done before we leave.

What drives the cost of basement waterproofing

Price depends on the method, how many metres of wall are affected, depth and access. Wet basement repair caught early is always cheaper: a leaking crack handled with injection today costs far less than a saturated wall handled next spring.

We do not quote blind numbers over the phone. Send photos of the problem for a fast, free estimate, and we confirm it on site before any work starts.

Warranty and workmanship

Waterproofing only counts if it holds for decades. Our systems are installed to manufacturer specifications and backed by a written workmanship warranty. When you compare basement waterproofing companies, ask exactly what the warranty covers and who actually installs the work. With us, the answer is our own experienced crews.

Signs your basement needs attention

Water rarely announces itself with a flood. The early signals are quieter: a musty smell that will not air out, white mineral deposits on the walls, paint bubbling or peeling near the floor, damp patches that appear after heavy rain and fade by midweek.

Dark staining along the bottom of the wall, rust marks at tie holes and mould in cool corners all point the same direction. Each of these means water is already moving through the concrete, even if the floor still feels dry.

Catching it at this stage is the cheapest waterproofing you will ever do. A crack injected this month is a small job; the same wall after two more winters of saturation is not.
