Exterior Basement Waterproofing

Excavated membranes and drainage that stop water before it ever reaches your foundation wall. Exterior waterproofing across the GTA.

The most direct way to keep water out of a basement is to stop it before it touches the wall. Exterior waterproofing does exactly that: the foundation is excavated, repaired and wrapped in a waterproof membrane, and drainage carries water away instead of letting it sit against the concrete.

TCR Pro has excavated and waterproofed foundations across Toronto and the GTA since 1998. It is the heavier option, and when a house needs it, nothing else substitutes for it.

What you get

  • Full excavation to the footing, wall repaired before anything is covered
  • Waterproof membrane applied to the positive side of the wall
  • Drainage that carries water away from the foundation
  • Foundation crack repair and parging included where the wall needs it
  • Backfill and grading that push water away from the house
  • Free inspection and written estimate
How it works

From photos to a repaired floor

  1. Send photos

Text or email photos of the damage. We review them and tell you honestly if repair makes sense.

  2. Written quote

We visit the site where needed and put the scope and price in writing. No surprises later.

  3. Repair and warranty

Our crew repairs, resurfaces or waterproofs, cleans up the site and backs the work with a written warranty.

What exterior waterproofing involves

  • Excavation. We dig along the affected wall down to the footing.
  • Wall repair. Cracks are repaired and deteriorated surfaces are restored and parged, so the membrane goes onto sound concrete.
  • Membrane. A waterproof, crack-resistant membrane is applied to the outside of the wall, the side the water actually hits.
  • Drainage. A drainage layer moves water down and away rather than letting it pool against the foundation.
  • Backfill and grading. The trench is backfilled and graded so surface water runs away from the house.

When exterior beats interior

Exterior basement waterproofing protects the structure itself, not just the living space. That matters when the foundation wall is deteriorating and needs repair from the outside, when grading problems keep soil saturated against the house, or when one wall takes water chronically no matter the season.

It is also the sensible choice when the yard is already open: regrading, new landscaping or hardscaping projects are the cheapest moment to waterproof from outside.

For many homes an interior system is still the faster, more affordable fix, and it installs in winter when excavation cannot. Our main basement waterproofing page explains both approaches side by side, and our inspection is where the real recommendation happens.

Timeline, season and cost factors

Exterior work is priced by wall length, excavation depth, soil and access. Obstructions such as decks, porches, interlock or tight side yards add labour. Season matters too, since frozen ground pushes excavation into warmer months.

We quote from real conditions, not averages. Send photos of the wall and the outside of the house for a free estimate, and we confirm everything on site.

What to expect during the project

Exterior waterproofing is real construction, and we run it that way. The excavation zone is planned and kept as tight as the wall allows, soil is staged so the site stays workable, and the trench is protected between work days.

Once the wall is exposed, you get something valuable: a direct look at the actual condition of your foundation. We photograph what we find, repair cracks and deteriorated concrete while everything is accessible, and only then apply the membrane and drainage layer.

Backfill goes in with compaction, and final grading slopes the surface away from the house. When we leave, the wall is protected on the side the water comes from, and the yard is ready to restore.

It is disruptive for days so the basement can be dry for decades. That trade is exactly why exterior work exists.

Why TCR Pro

We have repaired concrete and waterproofed foundations across the GTA since 1998, and we are repair-first by conviction. We restore the wall you have, wrap it properly and grade the site so the problem does not come back. In most cases no permits or drawings are needed, and the work is done by our own crews, start to finish.
