Foundation Repair & Crack Injection

Leaking and structural foundation cracks repaired at the source. Injection and full foundation repair without tearing out your basement.

Almost every foundation in the GTA has a crack somewhere. Concrete shrinks as it cures, houses settle, and Ontario freeze-thaw cycles work on every weakness. The question is never whether cracks exist, it is which ones matter.

TCR Pro has handled foundation crack repair in Toronto and across the GTA since 1998. We repair cracks at the source, restore deteriorated foundation walls, and tell you plainly when a crack is cosmetic and needs nothing at all.

What you get

  • Honest assessment: structural, cosmetic or leaking, you get a straight answer
  • Crack injection that fills the full depth of the crack
  • Full foundation repair, not just cracks: spalled and deteriorated walls restored
  • Exterior repair with membrane protection where the wall needs it
  • Written workmanship warranty on our repairs
  • Free estimate, send photos of the crack for a fast answer

Structural vs cosmetic cracks

Most foundation cracks are shrinkage cracks: narrow, roughly vertical and harmless to the structure. They still matter, because even a hairline crack is a highway for water into your basement.

Some cracks deserve more respect. Wide or widening cracks, horizontal cracks and stair-step cracking in block walls can signal pressure or movement, and they need a proper assessment before anyone talks about cosmetic fixes.

We inspect the crack, the wall and the water evidence around it, then match the repair to what is actually happening. No scare tactics, no upselling a full system where an injection will do.

Crack injection, done properly

Basement crack injection fills the crack through the full thickness of the wall, not just the surface. The material bonds inside the crack and seals it against water permanently.

A surface smear of hydraulic cement is not a repair. It hides the crack for a season or two and fails, which is why we inject or structurally patch every crack we treat, and why the work carries our written workmanship warranty.

Beyond cracks: full foundation repair

Cracks are only part of the story. We repair spalled and deteriorated foundation walls, restore concrete that is breaking down at the surface, and re-parge exposed foundation walls so they shed weather instead of absorbing it. Our dedicated parging service covers that finishing layer in detail.

Where the exterior side of the wall needs attention, we excavate, repair and protect it with a waterproof membrane. Foundation repair in Toronto homes rarely means replacement: in most cases no permits or drawings are needed, because we restore what is there.

When a crack means a water problem

If a crack has been leaking for a while, the crack may be only the visible symptom. Damp walls, efflorescence or a musty basement point to water management issues that injection alone will not solve.

In those cases we look at the basement as a system. Our basement waterproofing services pick up exactly where crack repair ends, and one inspection covers both.

Signs a foundation crack is leaking

A crack does not need visible water to be an active leak. Look for a damp streak below the crack after rain, white efflorescence tracing its path, or rust staining around tie holes nearby.

Peeling paint, a musty corner or flooring that lifts near one wall all point to moisture finding its way through. In finished basements the crack itself is usually hidden, and these secondary signs are all you get.

If any of this sounds familiar, photograph what you can see and send it over. Diagnosing a crack from good photos is often enough for an honest first answer and a free estimate.
